Overview

The Lease Specialist will play a critical role in managing all aspects of our Corporate Culb lease agreements, overseeing Tennant Improvement Allowances (TIA), Common Area Maintenance (CAM) charges, reviewing Estoppel certificates, track monthly rents, and record keeping. 

 

This role is based out of our Hampton, NH office and will be expected to follow our hybrid work schedule. 

Responsibilities

  • Responsible for managing the entire lease administration process, including lease preparation, execution, and overseeing lease extensions and expirations, abstracts, estoppel certificates, SNDAs, rent reductions/increases, and CAM payments & reconciliations.
  • Shared responsibility managing Leases for 270+ clubs.  Tracking leases and rent payments, and time sensitive responses needed in most cases due to contractual requirements, including legal implications (e.g. risk of default). 
  • Issue formal notifications to landlords in violation of lease terms that can have a direct impact on our member experience.
  • Responsible for collecting Tenant Improvement Allowance Manages all landlord communication and interaction as regards new club builds, capex projects, relocations, remodels, tenant improvement allowance collection, as well as all on-going property management concerns.
  • Serve as primary point of contact for landlords regarding lease-related matters, addressing inquiries, providing problem solving/resolution in a timely and professional manner. 
  • Manage relationship with property insurance carrier, setting up insurance for new clubs, and providing documentation to landlord of Certificate Of Insurance (COI). 
  • Responsible for abstracting leases and uploading pertinent information to lease management/database platform (Lease Query).
  • Manage ongoing changes and updates to lease management/database platform (Lease Query).
  • Work closely with other departments and team members from Facilities, Construction, Operations, Marketing, Pre-Sale and Accounting/Finance.
  • Other duties as requested, directed, or assigned.

Qualifications

  • Bachelor's degree in a related field, required, paralegal preferred
  • 3+ years of experience with commercial leases and LOIs, with a focus on TIAs, CAM and estoppels
  • Strong understanding of lease agreements, lease accounting principles, and best practices
  • Experience with lease management/database platforms and abstracting leases
  • Proficiency in Microsoft Word, Excel, Outlook, and PowerPoint
  • Ability to communicate effectively and efficiently with landlords, property managers, vendors and cross-functional partners
  • Extremely detail-oriented, efficient, and organized with an exceptional ability to establish priorities and objectives
  • Excellent presentation and communication skills along with the ability to communicate effectively across all levels of the organization
  • Able to establish and maintain effective, collaborative work relationships with diverse individuals, internally and externally
  • Dedicated learner with a natural curiosity for consistent growth
  • Exhibits comfort, ease, and flexibility working in an extremely fast-paced ever-changing, deadline-driven environment
